Draft 2027 Budget

The Board will discuss the FY2027 Draft Budget at their regular Board Meeting scheduled for Thursday, May 7, 2025, at 7:30 pm on Zoom. That is the opportunity for homeowners to offer comments, ask questions and speak directly with the Board about the draft 2027 budgets before they are formally approved by the Board. If you are unable to attend, please submit any questions or comments you have by email to Info@DHBader.com no later than 4:00 pm, May 1st.

Pool Pass Information for the 2026 Season

If you registered for passes last year and your family composition has not changed, then you are all set to use the pool! If you are new to the community, have a new addition to the family or just simply did not register for passes last year, you will need to do so this year. All persons expecting to enter the pool on opening day must complete registration at: https://swimmingpoolpasses.net/fountain-hills.

Registration will be electronically approved once the pool administrator confirms all dues are current and an electronic pass (“ePass”) in the form of a barcode will be provided to you by email. ePasses are files stored in an Apple Wallet or Android Wallet app.

If you are renting a property, you will be required to provide a copy of the first page with the property address and the signature page of your lease. Pool access for tenants is restricted to the lease terms.

Each registered household will also receive ten (10) free guest “clicks” at the beginning of the season. Additional guest passes (“clicks”) can be purchased for $15 and will include an additional 10 clicks ($1.50 per guest). Please note: you will not receive a hard guest pass. The guest “clicks” will show up under your property address when you check in at the pool. Additional Guest Passes are available for purchase by the management company ONLY and must be purchased by check payable to the Fountain Hills CA. Autumn Mist EV Charging Station Now Open

The Fountain Hills Community Association announces the opening of an electric vehicle (EV) charging station located at 18615 Autumn Mist Drive. Look for the EV Charging Station on the curbside street parking across from the townhome building. The EV charging station is available to community residents and the general public.

Notice Regarding Transient Rentals, Subletting, Airbnb’s, etc.

The Association has become aware that there are unit owners subletting rooms within their units as well as transient rentals (e.g. Airbnb’s). As stated in the Association Declaration of Covenants, Conditions, and Restrictions (CC&R), Section 8, Item F, “No lot shall be divided or subdivided, and no portion of any lot (other than the entire lot) shall be transferred or conveyed for any purpose.” Furthermore, Section 10 of the CC&R also states that owners leasing their units are required to file a copy of the lease with the Association.

The association is currently undergoing an audit of leased units. If you are currently leasing your unit and have not filed a copy with the Association, you are urged to do so as soon as possible. Please send a copy of your lease to D.H. Bader Client Services at info@dhbader.com. Be advised that Montgomery County requires that you also have a business license when leasing your home.

Homeowner Property Maintenance

maroon_cirlce_hammerv2Remember, homeowners must keep their property and any improvements in good order and repair and free of debris. No items are to be stored in front of the house, lawns/shrubs are to be cut as needed, and bikes and toys are to be stored out of view when not in use. The Enforcement Committee will be inspecting properties and notices will be sent for any violations.

Trash and Recycling

Please ensure compliance with the community guidelines for trash and recycling collection to maintain a clean and safe neighborhood by downloading a copy of the updated FHCA Trash and Recycling Guidelines (updated April 2026).

County Recycling Holiday “Slide Schedule”

Montgomery County has recently seen an increase in pest activity, including mice and rats. To help reduce this, it’s important that all trash is placed inside proper containers, as items left outside can attract pests. We appreciate everyone doing their part to help protect the community and keeping it clean and orderly.

Policy Resolution for Parking and Storage of Vehicles

document_transparentThe Board has approved a Policy Resolution for Parking and Storage of Vehicles which will govern all HOA-maintained parking spaces in the community. All residents are encouraged to read this policy and report any violations to our property manager Laura Etchison via email at LEtchison@DHBader.com

For safety reasons, please do not park on the sidewalks as this blocks the sidewalks and forces residents to walk in the street. In addition, please obey all “No Parking” and “Fire Lane” signs. We have active towing throughout the community and vehicles will be towed. Play it safe and park properly!

Speeding in the Community 

spedometert_transparentCounty law specifies a speed limit of 20 mph on roads without posted speed limit signs. Help keep our community safe and please obey all stop signs and the community’s 20 mph speed limit.
