IMPORTANT COMMUNITY UPDATES
Trash Collection Schedule: Due to the upcoming holidays, there will be no trash collection service on Christmas Day or New Year’s Day. The trash will be collected on Saturday, December 27th and Saturday, January 3rd. We will resume the regular schedule the week of January 5th.
Leaf Collection Update: JB Kline will be coming out on December 22nd and 23rd to do a community-wide leaf removal. Weather permitting.
Notice Regarding Transient Rentals, Subletting, Airbnb’s, etc.
The Association has become aware that there are unit owners subletting rooms within their units as well as transient rentals (e.g. Airbnb’s). As stated in the Association Declaration of Covenants, Conditions, and Restrictions (CC&R), Section 8, Item F, “No lot shall be divided or subdivided, and no portion of any lot (other than the entire lot) shall be transferred or conveyed for any purpose.” Furthermore, Section 10 of the CC&R also states that owners leasing their units are required to file a copy of the lease with the Association.
The association is currently undergoing an audit of leased units. If you are currently leasing your unit and have not filed a copy with the Association, you are urged to do so as soon as possible. Please send a copy of your lease to D.H. Bader Client Services at info@dhbader.com. Be advised that Montgomery County requires that you also have a business license when leasing your home.

Homeowner Property Maintenance
Remember, homeowners must keep their property and any improvements in good order and repair and free of debris. No items are to be stored in front of the house, lawns/shrubs are to be cut as needed, and bikes and toys are to be stored out of view when not in use. The Enforcement Committee will be inspecting properties and notices will be sent for any violations.
Rodent Control
There is an issue with rats in the community that will require assistance from residents to eradicate. Everyone must ensure that there are no food sources outside their homes for rats. Trash should not be placed outside in plastic bags, pet food bowls should not be left outside, and any clutter should be removed from outside your homes. Additionally, residents should never place food out for stray animals as it attracts rats. Go to the Montgomery County Department of Health and Human Services website for more information about preventing rats from becoming a problem in your home.
Trash and Recycling
All materials prepared for collection must not be set out earlier than 5:00 pm the day before your collection day. Recycling containers must be removed from the collection location no later than 5:00 pm the day after.
County collection regulations require that all materials prepared for collections must be at curbside no later than 7:00 am on your designated trash and/or recycling day. Please also be aware that trash and recycling containers are not to be stored outside on non-collection days, nor are they allowed to be stored on common area property.

Policy Resolution for Parking and Storage of Vehicles
The Board has approved a Policy Resolution for Parking and Storage of Vehicles which will govern all HOA-maintained parking spaces in the community. All residents are encouraged to read this policy and report any violations to our property manager Laura Etchison via email at LEtchison@DHBader.com
For safety reasons, please do not park on the sidewalks as this blocks the sidewalks and forces residents to walk in the street. In addition, please obey all “No Parking” and “Fire Lane” signs. We have active towing throughout the community and vehicles will be towed. Play it safe and park properly!
Speeding in the Community
County law specifies a speed limit of 20 mph on private roads without posted speed limit signs. Help keep our community safe and please obey all stop signs and the community’s 20 mph speed limit.
